Unmaintained Traditional Crawl Space
In the Southern United States, where high water tables preclude basement construction, building houses over crawl spaces is a tradition. Crawl spaces fitted with the traditional foundation vents (wall vented) are particularly vulnerable to moisture, mold and structural damage. They commonly fall short of today’s tough thermal, energy and health expectations.

Maintenance Free Sealed Crawl
A Sealed Crawl is a crawl space that is completely sealed and insulated from the outside environment and conditioned in order to remove harmful moisture from the air. A Sealed Crawl is actively controlled as opposed to a traditional vented crawl space whose performance depends on environmental conditions.

Affected Areas in the Southeast

The colors on this map reflect climatic and geographic data such as dew point and topography which correlate to how beneficial a Sealed Crawl can be over traditional wall vented crawl space construction. The areas in RED indicate the regions that will experience extreme benefits from a Sealed Crawl over a traditional vented crawl space. Sealed Crawls are highly beneficial for areas covered by the ORANGE portions. Areas on this map shaded in YELLOW will also benefit from Sealed Crawl.

Energy Efficient
Save on your energy bill when you properly control your crawl space. By passively regulating the ambient crawl temperature you’ll reduce its effect on the temperature inside your home and inside your wallet. The average savings can be up to 15% or more per year over a traditional crawl space.

Structural Longevity
A new house is your greatest opportunity to improve your financial future. Insure that future with a Sealed Crawl. Increase the longevity of your investment by protecting the foundation that it’s built on. By keeping pooled water and moisture from collecting around the foundation wall and structures, you’ll eliminate wear and tear on the concrete, brick and wood.

Maintain Beautiful Floors
Protect your hardwood floors by equalizing and reducing the moisture levels above and below them. A Sealed Crawl also reduces seasonal moisture fluctuations in the home which negatively affect your floors.

Adds Value
All these benefits add value to your home. Sealing your crawl space makes it more presentable to potential buyers. By proactively controlling the moisture in the crawl space your inspection will go faster, allowing you to take your house to market sooner.

What are some of the other benefits of an Encapsulated Crawl Space?

More energy efficient than traditional crawl spaces
Improves Indoor Air Quality
Adds usable space to the home
Prolongs the life of the structure
Decreases recovery time after floods
Floors are warmer in the winter
Keeps pipes from freezing
Optional sensors can give early warning to burst
pipes and home performance
Keeps hardwood floors looking good year round
A Sealed Crawl simply makes your crawl space look presentable, which adds value to your home

How will I know if it’s working once I have you install the system?
Because properly installing a Sealed Crawl involves strict scheduling guidelines, the involvement of other contractors, and the liner being in tact upon completion of the building you may choose to verify the system is working properly. To answer requests such as this we have added our verification service. Once the house has been moved into we can come back out and install data recorders to make sure the moisture and temperature levels are stabilizing properly; we can also provide you with training on how to verify this yourself. Contact your sales rep for more information on the Sealed Crawl Verification program.

What if a pipe breaks?
Our Sealed Crawl has a drain. If a pipe breaks then the water will run on top of the liner to our drain which is installed at the lowest point in the crawl. The crawl space can be up fitted with sensors to detect pipe breaks or other mass water failures.

Where can I find more information on Sealed Crawl research?
Information is added to the internet daily on this topic, but a great site is here at www.sealingagents.com for the latest news and updates.
